Cost of roofing materials

Homeowners have many choices when it comes to buying roofing materials in Kenya; steel panels, wood shakes, ceramic tile, asphalt shingles and so on.

Style, cost, durability and availability are among the major consideration when choosing the type of roofing materials to use on your house. As with most building materials, roofing products are now trending towards engineered materials.

This is due to the ever-rising cost of natural materials as well as the return on investment offered by engineered materials. While the up front cost of installing a roof is a major consideration, the service life and maintenance costs must also be considered so as to ascertain which roofing material offers the best value.

The cost of roofing materials in Kenya vary dramatically depending

on your location. In Kenya, for example, iron sheets can start as low as Sh250 per square metre for the thinnest grade but cost as high as Sh600 per square metre or more for the high quality pre-painted sheets.

 

Installing concrete roofing tiles will cost you around 550 per square metre and clay roofing styles will cost you the most – around Sh700 per square metre.

When budgeting for your roof, your should consider not only the upfront cost of materials and labour but also the entire life-cycle cost. For example, an asphalt shingle roof can last 15 years, but a quality slate roof can last for 85 years. This clearly shows that the cheapest roofing product may not save you money in the long run. It therefore makes sense to pay the extra upfront cost.

When factoring durability and longevity of roofing materials, have a clear understanding of the terms and conditions of the manufacturer’s warranty. It is recommendable to buy materials from reputable manufacturers who will be there should a warranty need arise many years later.
